The Woods Luxury Camping Policies
Ensuring a smooth reservation experience at The Woods is our priority. Please take a moment to review our policies designed to enhance your stay, and should you have any questions, don’t hesitate to reach out.
Reservations
We offer convenient self-check-in and check-out. Check-in is between 4 PM and 8 PM. Check-out is at 11 AM, and all guests checking out must be off premises by this time. We offer early check-in and late check-out options during the reservation process. Check-in is available on Monday, Wednesday, and Friday with a 2-night minimum stay. Thursday check-ins require a 3-night minimum. One-night stays are welcome on Sundays. Please note, Tuesday and Saturday check-outs are unavailable. At time of departure, please follow the leave-no-trace principles. Quiet hours are from 10 PM to 8 AM.
Cancellations
We understand that plans can change! If you need to cancel, you’ll receive a refund of your deposit as long as you let us know at least 60 days before your arrival. A $50 fee applies if the cancellation is made more than 24 hours after booking. For cancellations within 60 days of your arrival, the total booking amount is non-refundable. This also applies to no-shows or early departures, without exception.
Need to reschedule? We’re happy to do that once, as long as it’s at least 30 days before check-in. (Please provide us with your new date within 7 days of your request.) A 10% rescheduling fee may apply, and rescheduled stays are non-refundable. All rescheduled stays must take place within the same calendar year.
Please note: The Woods operates rain or shine. While we do our best to ensure a comfortable and enjoyable experience in all conditions, we do not offer refunds or reschedules due to weather—including, but not limited to, rain, heat, or cold.
Lastly, if The Woods’ policies are violated, we reserve the right to end your stay, and no refund will be issued.

Vehicles
The Woods is a walk-in only resort. All vehicles are to remain in the designated parking lot at the entrance of the property. Enjoy a delightful 5-to-15-minute walk to your accommodation. Pull-wagons are available for convenient luggage transport. Employees are available with golf carts if additional assistance is needed.
Dogs
Hideaway Huts can accommodate one dog while the Larger cabins cabins can accommodate two dogs. Please inform us at the time of booking if you will be bringing your dog, and an additional $30 per dog per night will be added. We kindly ask that all dogs are well-behaved. Noisy, vicious, or unruly dogs are not allowed. Dogs must be kept on a 6-foot leash and must be under owner supervision. Guests are responsible to "clean up" after their dog. The Woods is not responsible and will hold owner accountable for any injury or damage caused by a pet. Dogs cannot be left unattended in cabin. Water/food bowls are provided.
Smoking/Vaping
Smoking/vaping is allowed at The Woods but ONLY outdoors at your individual site's firepit. No smoking or vaping inside of your accommodation ($300 violation fee will be applied to guest account). No smoking or vaping in common areas, on trails, or in/around the bathhouse. Please extinguish cigarettes in designated areas at individual sites.
Visitors
To best serve our natural surroundings and guests, The Woods is not open to the public (walk-ins) or unregistered guests. This allows us to preserve our fragile environment and establish a peaceful atmosphere for our guests. No parties or unapproved gatherings.
Good Neighbor
The Woods has a specific cabin associated with each reservation. No pitched tents, easy pop-ups, pop-up shades, or RVs are allowed on the property. No loud music or vulgar language. Please no trespassing onto neighboring land. We love our neighbors and want to respect their privacy and peace and quiet.
We love accommodating small group reservations, but to ensure a peaceful experience for all guests, large parties are not permitted at The Woods. Thank you for respecting the tranquility of our space!
Photography
All photography sessions must be arranged in advance and are subject to a fee of $100 per hour during the off-season and $150 per hour during the open season (May 31 through October 19). This applies to both professional photographers and their clients or guests being photographed on the property.
Photographers are required to notify The Woods prior to booking, and approval must be obtained for any professional equipment or setup. Liability coverage is required, and all sessions must respect the privacy and experience of other guests. Please limit disruptions and be mindful of the peaceful atmosphere we aim to maintain.
All clients—whether photographers or guests—must adhere to the rules and regulations of The Woods at all times.
Electronic Communications
When creating an online reservation, you consent to receive electronic communications from us. You also consent that all agreements, notices, disclosures, and other communications that we provide to you electronically, via email, text, and on the site, satisfy any legal requirement that such communications be in writing.
Fees and Taxes
All rates quoted are exclusive of applicable taxes and service charges. These additional costs will be calculated and added to your final bill at checkout.
Occupancy
The Woods welcomes all guests but strictly enforces a maximum reservation of two adults (18+) per cabin. If this limit is exceeded upon arrival, we reserve the right to refuse accommodations without issuing a refund. An additional cabin will need to be booked for extra guests. If no additional cabins are available, a surcharge of $285 per night per extra guest will be applied.
